Development Planning Reports
Every property is unique and may have special considerations. Before you decide to build, you will want to check what kinds of restrictions may be affecting your lot. Depending on the council zoning, you may require a prior Development Approval from council.
How your lot is affected could also determine where your building is located, how tall it can be, how close it can be to the boundaries, or if there are any particular flood, bushfire, landslide hazards, noise transport corridors, or environmental protections burdening the land. Concurrence Agency Referrals
Sometimes you may wish to bend the rules slightly and build your structure within the defined setback distances from the boundaries, or have a slightly taller building than council normally allows. If this is the case, then a Concurrence Agency Referral application to council may be required. We provide bespoke reports that make compelling justifications to council to get your project over the line.



Amenity & Aesthetics
Councils are particularly concerned about how an area appears visually to the general public. Certain structures such as prefabricated modules like tiny homes may require an Amenity & Aesthetics application for council to review what your building will look like in the context of their vision for the neighbourhood. Each council has different requirements and we provide application services to get your project across the line.
